How does Smooth Move work?

Select Your Home

Browse our website to find a development in the location you’d like to live. Choose a home that best suits your requirements and get in touch with the sales team to make an appointment. Tell them you’re interested in our Smooth Move initiative.

Arrange your valuations

We will arrange valuations of your property with reputable local estate agents at times convenient to you. These will try to ensure a four-week sale is achieved, enabling you to move into your new home as quickly as possible. Once you accept a valuation, we will instruct the agent to sell your property.

Sell your current home

We will work with the estate agent to sell your property as quickly as possible and for the best price. If your home does not sell within the four-week period, we will continue to market it for a further period at a reduced price, agreed by you or we can refund the holding fee.

Reserve your new Tilia home

Once a sale has been agreed, the purchase of your new Tilia home can proceed and you can pay the standard reservation fee.
