Tilia Homes has three self-build plots available with planning permission for a 3-bedroom detached home with a single garage.


Self-build plot location

Our self-build plots (plots 16-18) are located off Addison Road and form part of the new development in Steeple Claydon. Even though you are building your own home, you will still be part of the new community at Steeple View, which includes 90 homes as well as a convenience store and healthcare facility.



Planning stipulations

Our three self-build plots have already been granted planning permission for a three-bedroom Pinewood house type. The design and finish for the home have been approved and can't be altered.


The Pinewood is a delightful three-bedroom home. The ground floor features a living room and a kitchen/dining room area with doors leading to the garden. A WC and storage cupboard complete the ground floor. Upstairs, there is an en suite mater bedroom, two further bedrooms, a family bathroom and cupboard. 


All the necessary technical drawings will be provided following expression of interest.


Self-build price

Our self-build plots are priced from £255,000. For this price, you will receive the plot of land with planning permission to build a Pinewood home, single garage as well as including connections and service. You will need to arrange your own build team and materials.


Timings

Our plots go on sale in January 2022. Completion is planned for summer 2022.

Who is eligible to buy a self-build plot of land?

Any individual or association of individuals are eligible to purchase a plot although they will need to:

     1. Be aged 18 or over
     2. Be a British Citizen, a national of an EEA state other than the UK or a nataional of Switzerland
     3. Satisfy of eligibility conditons set by the Local Authority
     4. Have paid any fee required by the Local Authority to enter or remain on the register
     5.Be seeking (either alone or with others) to acquire the plot for their own self-build and custom house building project and must adhere to the Self-Build and Custom Housebuilding Act 2015 

Do I need to get planning permission?

All three plots have outline planning permission meaning the principle of development and the design and finish has been approved.


Is it easy to buy a self-build plot?

Yes. Here is a simple step by step guide…


     1.Express your interest by contacting the Steeple View development using the contact details below. Tilia Homes will be able to provide you with drawings and images which represent The Pinewood.
     2. Choose one of the three self-build plots. They will differ in size and location so pick the one that suits your needs.
     3. You will then purchase the land from Tilia Homes and enter into contract
     4. Instruct a builder using the technical drawings already created
     5. Start building your new home 

Can I purchase more than one plot?

No. Where a purchaser acquires a self-build plot of land, they shall reside in the house constructed as his or her main residence for at least 3 years from the state on which they  take up occupation for the dwelling and shall not dispose of or sublet the property during that period without prior written consent of the Council.
