Ransome Road Community Liaison

Tilia Homes, in partnership with Homes England, has received full planning consent from West Northamptonshire Council for 217 new homes on land off Ransome Road.

The 30-acre brownfield site, formerly used as a landfill and once part of the Northampton–Peterborough railway, has already benefited from extensive remediation and early enabling works. Construction activity has begun on site, as part of our phased approach to preparing the land and progressing the next stage of delivery.

Tilia Homes – part of the untypical Group – aims to transform this brownfield site into a thriving new community that brings much-needed homes, open space and investment to this part of Northampton. The development will deliver a mix of two, three and four-bedroom homes, along with 24 affordable apartments. Improved pedestrian connections, new play areas and significant public realm enhancements also form part of the approved plans. Nearly half of the site will become publicly accessible open space, designed to support wellbeing and biodiversity.

The development will be delivered in three tranches with the initial phase comprising 75 homes, including the 24 affordable homes delivered in partnership with a housing association.

A show home is expected to open in Summer 2026.

Regenerating brownfield land of this scale is a complex process, and some disruption is unavoidable. However, Tilia Homes is committed to minimising the impact wherever possible. This includes managing construction traffic, controlling dust and minimising noise and vibration.

A planning condition relating to construction working hours has been approved by West Northamptonshire Council. The permitted hours are:

• 08.00am – 5.00pm Monday to Friday

• 08:00am – 1.00pm Saturday

No works will take place on Sundays or Public Holidays. Please note that our construction teams may arrive shortly before these times to set up safely, but they are aware of and will adhere to the approved working hours.

The Ransome Road development will create new and improved pedestrian connections and internal road layouts designed to integrate with the surrounding area. While construction traffic will increase during the build programme, we will:

• Direct all construction vehicles along approved routes

• Provide route plans to all contractors

• Inspect and maintain site entrances to limit mud and debris

• Deploy road sweepers as required

• Use clear signage to manage vehicle flow

Construction inevitably generates noise, but we implement a range of measures to keep disruption to a minimum. These include:

• Compliance with statutory noise regulations

• Monitoring noise-generating activities

• Using reversing alarms and safety systems required for workforce protection

• Reminding subcontractors to keep radio/music volume within permitted limits

Given the nature of ground remediation and construction works on a brownfield site, dust control measures are essential. Our strategy includes:

• Suppressing dust using bowsers and dampening tools

• Adjusting work processes in high-wind conditions

• Maintaining reduced vehicle speeds onsite

• Deploying road sweepers when needed

During wetter months, we will use:

• Wheel-wash facilities for plant and construction traffic

• Regular road sweeping

• Dedicated areas for vehicle cleaning
