Tilia Homes, in partnership with Homes England, has received full planning consent from West Northamptonshire Council for 217 new homes on land off Ransome Road.
The 30-acre brownfield site, formerly used as a landfill and once part of the Northampton–Peterborough railway, has already benefited from extensive remediation and early enabling works. Construction activity has begun on site, as part of our phased approach to preparing the land and progressing the next stage of delivery.
Tilia Homes – part of the untypical Group – aims to transform this brownfield site into a thriving new community that brings much-needed homes, open space and investment to this part of Northampton. The development will deliver a mix of two, three and four-bedroom homes, along with 24 affordable apartments. Improved pedestrian connections, new play areas and significant public realm enhancements also form part of the approved plans. Nearly half of the site will become publicly accessible open space, designed to support wellbeing and biodiversity.
The development will be delivered in three tranches with the initial phase comprising 75 homes, including the 24 affordable homes delivered in partnership with a housing association.
A show home is expected to open in Summer 2026.
