What Is Stamp Duty?
Stamp Duty Land Tax (SDLT) is a government tax paid when purchasing a property in England. It applies to both new build and pre-owned homes, with the amount you pay depending on the purchase price of the property and whether you are a first-time buyer, home mover or purchasing an additional property.
How Is Stamp Duty Calculated?
Stamp Duty is calculated based on the purchase price of your home and is charged in bands, meaning different rates apply to different portions of the property price.
If the value of your home falls below certain thresholds, you may pay reduced Stamp Duty or none at all depending on your circumstances. Current SDLT thresholds and first-time buyer relief rules are published by GOV.UK.
When Do You Pay Stamp Duty?
Your conveyancer or solicitor will usually calculate your Stamp Duty and arrange payment on your behalf as part of the buying process. Stamp Duty must be paid within 14 days of completing your property purchase.
