Sandford Community Liaison

Welcome to the community information page for the Sandford development in North Somerset.

This page has been created to provide local residents with updates regarding construction activity, planned works and contact information for the development.

Planning permission for the development was granted by North Somerset Council in July 2025.

The development was originally brought forward by Strongvox Homes, with Tilia Homes now leading the delivery of the new homes on the site. Strongvox also remains involved in the infrastructure and groundworks phase of the development.

We recognise that there has been significant local interest in the development over a number of years and are committed to maintaining clear communication with residents as construction progresses.

This phase of the development will deliver 35 new homes, including a mix of three, four and five-bedroom detached properties. 11 homes will be provided as affordable housing and shared ownership in partnership with a housing association.

Construction work will begin in May 2026. The final masterplan for the site is shown below:

Q: How can I get in touch with the site team?

We have established a Community Liaison Service so you can ask questions or raise any concerns relating to our work or contractors. This service is managed by Athene Communications.

If you contact the service, your data (such as your name and contact details, if provided) will be stored solely for the purpose of responding to your enquiry.

Q: Will I be affected by construction on site?

We appreciate that construction activity can cause disruption, including noise and increased traffic. We are committed to minimising this as far as possible and ensuring our contractors operate in a considerate manner at all times.

Q: What times will work take place on site?

An application to agree working hours is currently being considered by Somerset Council.

The proposed working hours are:

• 08:00am – 6.00pm Monday to Friday

• 08:00am – 1.00pm Saturday

No work will take place on Sundays, Public and Bank Holidays. No impact, vibration or percussive works will take place before 8.00am.

Please be aware that our construction teams often arrive shortly before these times but are aware of the site’s working hours.

Q: What impact will the construction have on local traffic?

We understand that construction activity may result in an increase in vehicles in the area. We will take steps to minimise disruption, including managing delivery routes, encouraging on-site contractor parking where possible, and regularly monitoring and cleaning surrounding roads to reduce mud and dust.

Q: Flooding and drainage concerns

As part of the planning and design process, detailed assessments of flood risk have been carried out in consultation with the Lead Local Flood Authority and Wessex Water.

The site is located in Flood Zone 1, which indicates a low probability of flooding from rivers or the sea. Measures have been incorporated into the design to ensure the development does not increase flood risk and that surface water is managed appropriately.

Q: Noise complaints (generators, etc.)

We will make every effort to minimise noise disruption. However, some noise is unavoidable during construction.
