How does Smooth Move work?

Select Your Home

Explore our website to discover new build developments in your desired location. Choose a home that perfectly suits your needs and contact our sales team to schedule an appointment. Don't forget to mention that you’re interested in our Smooth Move scheme.

Arrange your valuations

We’ll arrange valuations of your property with reputable local estate agents at your preferred times. The goal is to a ensure a four-week sale is achieved, allowing you to move into your new homes quickly as possible. Once you approve a valuation, we’ll instruct the agent to market your property.

Sell your current home

We work with the estate agent to sell your home quickly, and for the best possible price. If the sale doesn’t happen within four weeks, we’ll either extend the marketing at a reduced price (agreed by you) or refund your holding fee.

Reserve your new Tilia home

Once you agree to a sale, you can proceed with purchasing your new build home and pay the standard reservation fee.
