Land deal secured by Tilia Homes to bring more new homes to Exeter

Tilia Homes Western is to bring more new homes to Devon after finalising a deal to secure 3.73 hectares of land in Exeter.

The site, in Redhills, west of Exeter, will become the third development in the area for the housebuilder, complementing sites in Alphington and Kingsteignton.

Outline planning permission has already been granted for the land to provide 80 new homes, of which 35% will be designated as affordable.

Tilia Homes Western aims to submit its reserved matters application later this year to deliver a range of one- to four-bedroom properties, available to purchase both privately or using shared ownership initiatives.

The application will address both the look of the properties and their energy efficiency features.

It is hoped building work will begin on site towards the end of this year or early 2025, with the first sales expected to be in Spring 2025.

As part of its commitment to the area, Tilia Homes will also make Section 106 contributions, which could see half a million pounds of investment in areas such as local education, footpaths and traffic management.

With Devon County Council recently declaring that the county is facing a serious housing crisis,* and a new Housing Commission formed for the region last year to look at the shortage of appropriate properties, the new Tilia development will help to address the growing concerns over housing supply and affordability.

“We believe in building the right homes in the right place and this acquisition strengthens our position in Exeter, and gives prospective buyers further options as we aim to provide homes that will complement those we are already building at our new Alphington site.”

Brook Manor, Alphington, opened its doors to prospective buyers in early 2024, with 182 one to four-bedroom homes being built, 30% are designated affordable. All of the homes are timber-framed, with most featuring solar panels. Launched in 2021, the Teign View development, in Kingsteignton, is now in Phase Two providing a collection of 48 three, four and five-bedroom homes.
