Three-storey living in prime Birmingham suburb

6th December 2021

Three-storey properties have become popular in recent years, offering buyers, especially families, a practical layout and flexible space that can be adapted to their individual lifestyle.

Woodbury Hill in Kings Norton, near Birmingham, has a stunning collection of three-storey homes available, and buyers are finding some creative uses for the additional space.

Here are Tilia’s top five ideas for that enviable third floor:

1. A quiet home office
With more of us working from home than ever before, it’s no surprise that home offices are amongst the most sought-after rooms in our houses. The third floor provides an effortless commute to your workplace – you can even kit it out with a tea station or mini-fridge for ultimate convenience. The third floor offers a quiet space to get your head into work or for virtual meetings, away from the hustle and bustle of the family home.

2. A kid’s perfect playroom
Keep your children’s toys and games in their own dedicated space on the top floor, to prevent the rest of the home being overcome with clutter. To ensure your children want to use this space, get them involved in the design – and remember, it’s a room for them so allow them to get imaginative, even if it’s not necessarily to your taste. You’ll be grateful for it when you’re cosied down for a quiet Friday night in; and having a space dedicated to play enables them to separate homework, dinner and playtime.

3. A marvellous main bedroom

The quiet top floor offers the perfect location for a sanctuary for busy parents, enabling them to escape to their retreat every evening after the children have gone to bed. With its own en suite you have everything you need to make the third floor your dream bedroom. Decorate it with calming neutral colours, beautiful artwork, and deluxe soft furnishings and premium towels that are reserved for adults only.

4. An all-purpose fitness suite
With many people having developed their own home workout routines since the height of the COVID-19 pandemic, a top floor room offers the ideal location to keep fitness equipment, ensuring that it remains separate to the main home and still gives you that feeling of ‘going to the gym’. Incorporate a fitness bench, all-in-one weights machine and pull-up door bar, and you and the family can all make the most of this space, without spending on a gym membership.

5. A teenager’s getaway
For families with teenagers or older children, a top floor room gives them the freedom to study or relax and enjoy some peace and quiet from younger siblings. A third floor room means they are able to have their own space, and with the added benefit of an en suite, can maintain their privacy too – all the while, still under the same roof as their family.

Woodbury Hill currently has two Lawford housetypes available, which is a four-bedroom, three-storey, semi-detached property. The home offers a large kitchen/dining room, a living room to the rear of the house with double doors to the garden, and an attached garage. Two of the bedrooms sit on the first floor, served by a main family bathroom, while the top floor plays host to two further bedrooms, one of which has its own en suite.

One purchaser who bought a three-storey property at Woodbury Hill use their top floor for their enviable main bedroom and said: “My partner and I chose our three-storey home because of the floor plan – we absolutely loved the second floor and the flexibility this offered for the layout of our house. We decided to make the top floor our bedroom, as due to the size of the room, we’re able to have everything we need all in one space. It features a large space for a bed, TV unit and even a small sofa. Off to the other side of the room is the generously-sized en-suite and we’ve turned the area opposite that into our dressing table area.

“Our favourite part is the separate dressing room. You wouldn’t usually find such a good sized dressing room in a three-bedroom home so it’s a really unique and useful feature. We’re able to keep the bedroom free from wardrobes and chest of drawers as they are all tucked away in the dressing room. By having all of this space on the second floor, it allows us to use the first floor as a dedicated area for guests, which they love when they come to visit!”
