Ask the Experts: Tilia Sales Team

How can you help me buy my dream home? If you speak with any of our sales teams, some of the top reasons for why our customers are choosing to buy new is how flexible we can be with our financial support initiatives and how helpful the one-to-one guidance from our experts is.

Here Rachael Roberts, Area Sales Manager for Tilia Homes Northern, shares some of our frequently asked questions during the buying journey and how we go one step further to help you buy…

1. What financial support schemes and incentives do you offer?

What don’t we offer is the better question! Unlike the second-hand housing market, we can be more flexible with our financial support and really try to tailor the packages to our customers’ individual needs and the home they’re hoping to buy.

For first-time buyers, whose most common issue is topping up that all important deposit, we can help make a deposit contribution to make your mortgage rates more favourable and help them take that exciting first step on the property ladder.

We also know how challenging lengthy chains can be, which is why our Part Exchange and Smooth Move schemes have been designed to help you cut out all the hassle in a few simple steps.

From assessing eligibility and making an offer on your existing property, to accepting and agreeing a date for completion, you could be free to move in as little as four weeks! We even liaise and pay the estate agency fees *.

The possibilities are endless, and we always work with you to find a solution and help get the keys in your hand!

2. Can your sales teams put us in touch with mortgage providers and financial advisors?

Absolutely!

We can put you in touch with helpful independent financial advisors available to you throughout every stage of your journey who will recommend mortgage providers to help you to secure your finances. We even have a mortgage calculator on our website that can get you qualified for a mortgage in principle in minutes.

We’re more than just sales advisors here at Tilia Homes – we’re experts in our developments, our house types and giving our customers the best advice from the beginning of your journey to the end, and beyond.

Our teams offer personal, friendly one-to-one service, which really can make all the difference if you’re a first-time buyer or have never bought new. The dedicated customer service team is there for you even after you move in to answer any enquiries you may have.

3. Does buying new really save me thousands on my energy bills?

Yes!

Our build practices adhere to strict energy efficiency regulations and our homes are built using modern construction methods and sustainable materials to ensure they are extremely energy efficient. In fact, 85 per cent of our homes are rated A or B for energy efficiency, and those properties can save owners up to £3,100 per year on their bills**.

Unsurprisingly, more and more of our customers are choosing new build homes for this reason as second-hand homes certainly aren’t as efficient, or it would cost thousands to investigate and insulate to a higher standard.

4. What sort of upgrades and options do you offer?

As well as making sure each of our homes have contemporary interiors to accommodate modern living, you can choose from a selection of upgrades in lots of areas of the house before you even move in, ensuring your house is personalised and feels like home from the moment you step through the door! From kitchen units and tile choices to upgraded bathrooms and more!

To offer you even greater peace of mind, all our homes are covered under our housebuilder warranty for two years, and the National Housebuilding Council (NHBC) warranty of 10 years. Again, something that a lot of our customers find comforting when making such a significant life investment in what’s a challenging economy.
