Mortgage Subsidy

Tilia Homes will pay a mortgage subsidy that is equal to the lesser of a) your monthly payment multiplied by the agreed number of months, or b) 3% of the purchase price of your home.

-The value of the mortgage subsidy will be deducted from the total sale price on legal completion. Some lenders may not accept mortgage paid offers from housebuilders. Please check with your mortgage provider.

- This offer can not be used in conjunction with any other offers and is not available on Shared Ownership properties.

- Eligible purchasers must declare their intention to claim the mortgage subsidy offer at the time of reserving a property and before any other offer is applied.

- Tilia Homes reserve the right to withdraw or alter the terms of this offer at any time prior to the payment of a reservation fee and we reserve the right to vary the terms prior to the payment of a reservation fee. We also reserve the right to vary the terms of the offer to meet the requirement o the purchaser where we consider it reasonable to do so.

- The offer is available on selected homes only.

Deposit Contribution

- The customer can receive a deposit contribution (values vary per development) towards the overall purchase price of the property, up to a maximum contribution of 3% of the property value.

Part Buy Part Rent

 - The price reflects the share % (varies between 25% and 50% and up to 75%)

- All properties will be sold on leasehold.

- Available on selected plots only.

- Not available in conjunction with any other offer.

 - Eligibility:

    - Your household income does not exceed £80,000 per annum (£90,000 in London)

   - You have a deposit (at least 5% of the share value)

   -  Registered and approved for shared ownership by the local Help to Buy agent

    -  You are a first time buyer or used to own a home but cannot afford to buy 100% of the property now

    -  You currently occupy a shared ownership property and are looking to move

    -  You have passed a financial assessment, demonstrating you are financially able to purchase the minimum share value and support the          monthly costs

    -  You have a good credit history (no bad debts or County Court judgements) and can afford the regular payments involved in buying a             home

Keyworker Discount

- As a keyworker you will receive a discount of £500 for every £25,000 you spend on a home, up to a maximum contribution of 3% of the property value. 

-Eligibility - you must be employed by one of the government bodies listed here.

-You must be able to provide 3 month's worth of pay slips that clearly states that you work in the one of the services listed here.

- Eligible purchasers must declare their intention to claim the discount at the time of reserving a property and before any other offer is applied.

- Tilia Homes reserve the right to withdraw or alter the terms of this offer at any time prior to the payment of a reservation fee and we reserve the right to vary the terms prior to the payment of a reservation fee. We also reserve the right to vary the terms of the offer to meet the requirement o the purchaser where we consider it reasonable to do so.

Recommend a Friend

- If you have been referred by a friend, the voucher MUST  be presented when you reserve your new home, It will not be accepted after reservation.

- £250 will be issued to you after legal completion. Only one voucher may be used per home. This scheme is only available to UK residents aged 18 or over and is subject to Tilia Homes terms and conditions.

 - The payment is exempt from income tax or capital gains tax. The recipients of the payment are responsible for declaring and paying any tax that is due on this payment. 

Part Exchange

 - Part exchange is available on selected plots and developments.

- Your property must be 25% lower in value than your new Tilia Homes home

 - You property must be freehold and built after 1900 and structurally sound and Tilia Homes are under no obligation to make an offer.

 - Any offer made to purchase your existing property will be fair value and will be based on a presumed sales within 4-6 weeks. Our offer will be subject to 3 independent valuations and using a minimum of two independent valuations.

 - To be considered for Part Exchange, you will need to have completed an application form in full.

 - You will need to provide access to your home for our estate agent within 3 working days for the purpose of valuations and inspection of your existing property.

- Following valuation and inspection of your existing property, we will make a verbal offer. Your acceptance will be required along with your reservation fee to be paid within 2 working days of receipt. Upon acceptance your reservation will be processed. if you do not accept the offer the reservation will be cancelled.

 - You will need to ensure your solicitor is instructed to proceed on behalf upon acceptance of our offer and to meet the 28 exchange requirement and engage with an IFA.

- You agree to cancel any existing arrangements with any agents and any agents fees or commissions and VAT that may have been incurred by prior to our agreements will remain your responsibility. Tilia Homes will not accept liability towards any such costs/charges.

 - We will market your existing property prior to your move into a new Tilia Homes home. You agree to allow reasonable access to your existing property to facilitate the resale and to the installation of a "for sale" sign.

- Any estate agents appointment by ourselves to market your existing property will be acting on our behalf and should the completed transaction proceed to mutual legal completion the fees and commissions for the appointment agents will be paid by Tilia Homes.

- Your existing property must continue to be maintained internally and externally to a acceptable standard until legal completion and on legal completion the home must be left clean and tidy including the garden, loft and any out buildings with only the agreed items remaining. A inspection will be carried out prior to release of retainer.

- You will receive the keys to your new Tilia Homes home once the legal completion of your existing property goes through and we have received all keys to your existing property. Any keys not provided may necessitate a locksmith being instructed by us and paid for by you.

Smooth Move

 - Fees to be agreed in advance between Tilia Homes and the estate agent. 

 - During the Smooth Move period, Tilia Homes reserve the right to continue marketing your chosen home. In the event that another purchaser is found, Tilia Homes reserves the right to cancel the Smooth Move reservation or offer an alternative property. If this happened, the reservation fee will be refunded in full.
