Top Tips for a Lockdown Move

22nd April 2021

The housing market has remained open during the latest national lockdown, enabling purchasers across the UK to continue to sell, buy and move house. Mike Coker, Operations Director at Tilia Homes, provides some top tips for those determined that COVID-19 won’t stop their plans to get on or move up the property ladder.

Top Tips for a Lockdown Move

1. Move quickly to benefit from Stamp Duty savings

Back in the summer, the Chancellor introduced a temporary Stamp Duty holiday on all properties priced at £500,000 or less in England, offering potential savings of up to £15,000.  The tax break is due to come to an end on 31st March and you need to have completed on your house sale by that date to qualify.

Tilia Homes has a number of properties available for the end of March and, if you have an existing house to sell, you can speed up the process by using schemes such as Part Exchange and Smooth Move. Find out more.

For those looking to buy after the Stamp Duty holiday deadline, Tilia Homes is still offering a range of money-saving incentives on selected properties, including mortgage holidays and deposit contributions. Get in touch with your local development to find out more.

2. Follow the guidelines

The current Government guidance states that you are free to buy, sell and move home during lockdown, but should take precautions to keep yourselves and others safe. The full up-to-date guidance can be found here.

All Tilia Homes developments are open by appointment only to ensure everyone can adhere to social distancing guidelines. We have clear signage and floor markings and regular deep cleans of our sales areas.

3. Research remotely

Online is the best place to start your property search. Our brochures and house floor plans can all be viewed on our website and we are happy to have a detailed telephone call to discuss your home search before you visit. We also have a number of virtual property tours online so that you can view our showhomes from the comfort of your own home.

4.    Book an appointment

When it’s time to visit our developments, we’ll book you an exclusive appointment so you’ll have the peace of mind of being the only family in our sales offices. We’ll adhere to social distancing guidelines at all times and visitors are free to take unaccompanied tours of our showhomes.

5.    Keep your move on track

Whether you’re looking to move for more green open space on your doorstep, be nearer to friends and family or simply need a more flexible property to accommodate home and school working, there’s no need to put you house move on hold.

Here is what one of our customers said about moving during lockdown:

“We moved into our Tilia home just before Christmas, after a difficult year trying to sell our old home. We fell in love with the site and were lucky enough to reserve the house we all loved as a family. The Tilia team were amazing throughout; we had constant contact and quick response to queries – they were a pleasure to deal with. Since moving in, our emails have been responded to quickly by the aftercare team. Thank you Tilia for a wonderful site and our new family home.”
