Flexible living in a three-storey home

We have a stunning collection of three-storey homes available, and buyers are finding some creative uses for the additional space.

Here are Tilia’s top five ideas for that enviable third floor:

1. A quiet home office

With more of us working from home than ever before, it’s no surprise that home offices are amongst the most sought-after rooms in our houses. The third floor provides an effortless commute to your workplace – you can even kit it out with a tea station or mini-fridge for ultimate convenience. The third floor offers a quiet space to get your head into work or for virtual meetings, away from the hustle and bustle of the family home.

2. A kid’s perfect playroom

Keep your children’s toys and games in their own dedicated space on the top floor, to prevent the rest of the home being overcome with clutter. To ensure your children want to use this space, get them involved in the design – and remember, it’s a room for them so allow them to get imaginative, even if it’s not necessarily to your taste. You’ll be grateful for it when you’re cosied down for a quiet Friday night in; and having a space dedicated to play enables them to separate homework, dinner and playtime.

One purchaser who bought a three-storey property and they use their top floor for their enviable main bedroom and said: “My partner and I chose our three-storey home because of the floor plan – we absolutely loved the second floor and the flexibility this offered for the layout of our house. We decided to make the top floor our bedroom, as due to the size of the room, we’re able to have everything we need all in one space. It features a large space for a bed, TV unit and even a small sofa. Off to the other side of the room is the generously-sized en-suite and we’ve turned the area opposite that into our dressing table area.

“Our favourite part is the separate dressing room. You wouldn’t usually find such a good sized dressing room in a three-bedroom home so it’s a really unique and useful feature. We’re able to keep the bedroom free from wardrobes and chest of drawers as they are all tucked away in the dressing room. By having all of this space on the second floor, it allows us to use the first floor as a dedicated area for guests, which they love when they come to visit!”
