Accept our apologies if your kids come back with insects in pots and interesting leaf collections. Manor Kingsway is a home for nature just as much as a home for you.

At the development’s heart is a ‘green wedge’ of almost 24 acres, complemented by woodland walks and smaller landscaped areas. Ponds brim with life, 1,000s of new trees, hedges and shrubs provide habitat, and even narcissi bulbs have been planted to ensure springtime is a riot of colour. We’re also taking engagement with nature up a notch by including residents’ allotments.

Further afield are Markeaton Park, the Peak District National Park and the Derbyshire Dales for endless space and fresh air.

Sometimes it feels good to stay close to home. You’ll find Royal Derby Hospital, shops and leisure facilities within walking distance of Manor Kingsway.

Opportunities, however, are not limited to the immediate local. The M1 is close by, connecting Leeds to London via Derby. Or join the A38 for Birmingham in less than an hour. Really need to spread your wings? You’ll zip along the A50 to East Midlands Airport in less than 30 minutes, if traffic is kind.

Derby train station is also easily accessible, offering 20-minute services to Leicester and a direct line to London St Pancras International.

Maximum shopping prospects, minimum effort. Kingsway Retail Park is walkable within 15 minutes, with Aldi and a certain ‘golden arches’ establishment even closer. Pick up everything you need, from your prescription and a punnet of strawberries to a new pair of shoes, thanks to Sainsbury’s, Boots, Next and other big brands.

If you need extra retail therapy, Derby centre will leave your bank balance a little lighter. Derbian is the city’s premier destination for stores, dining and entertainment but work on your shopping stamina as there’s also The Cathedral Quarter, Sadler Gate, St Peter’s Quarter and Derby Market Hall.

No ball games? Not our attitude. Manor Kingsway is a hub for sport and community activity – all ages and abilities welcome. From casual kickabouts to clubs in local leagues, we’re serious about getting residents engaged and outside.

Included in our onsite placemaking is an under 18s/seniors full size football pitch and several multi-use games areas. Prefer your movement to be more unstructured? We’ve got you covered. Safe play areas and acres of open space are perfect for a spontaneous game of rounders, mindful yoga practice or a simple evening stroll.
